Access Statement for Copsewood House B&B

Introduction

We aim to cater for the needs of all visitors in our home based bed and breakfast.
The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival

The main train station of Havant (Portsmouth to London Waterloo line) is 10 minutes away by car.

There is a bus stop on Havant Road,  ¼ mile from the entrance along level paths and there is a frequent bus service.

There are ample local taxi services, telephone numbers available on request.

We have a website with photographs of the house, dining area and guest bed rooms.

Arrival & Car Parking Facilities

There is ample free car parking within the drive way which is a flat surface with no gradients.

The large wide front door is accessed from the drive way along flat tarmac surface. Door width 78cm, inward opening

The paths are lit by solar powered lights at night.

Assistance with luggage is always offered and Guests are escorted to rooms and facilities explained.

Dogs are welcome by prior arrangement, there is a small charge, food and water bowls, dog baskets can be provided.

Main Entrance
There is one step up into the porch from the front door. Porch door width 78cm, inward opening

Hallway & Stairs
There is a wide hallway with stairs leading to upstairs. The stair case is 71cm wide, dog legged with a banister rail on the right hand side as you ascend.

Double opening doors lead into the lounge and dining room.

The hall and landing are lit through out the night.

Dining and Sitting room Area

Breakfast is served in the Dining room on the ground floor. Access to the Dining room is from the hallway with double opening door width 78cm, outward opening

The dining room table seats 8 people around an oval table, with under space of 73cm, 6 chairs and 2 two arm chairs 46cm high seats. All chairs can be moved on request.

Breakfast is full waitress service.

Special diets catered for including vegan, vegetarian and gluten free.

We do not play background music in any area of the B&B

There is one 3 seater settee, 2 arm chairs and one rocker.

Public Areas - General (Internal)

The ground floor area is all on one level and has fitted carpet through out.

Door way clearance is 30’’ wide.

There is one ground level toilet with hand basin.

The bed and breakfast is no smoking throughout the internal premises. There is a smoking area outside, with heating, lighting, TV and music centre.

Laundry

Washing and drying services are available with a small charge.

Bedrooms

All bedrooms are on the first floor, with a secure lockable door.
Televisions all have remote controls and teletext/subtitles.
Carpets are all fitted short pile.
Bed side lights are either touch control or rocker switches, operable from the bed.
1 bedroom has overhead light switches bedside the bed.

The Blue room has a king size bed with good access from both sides. A large ensuite with sunken large corner bath. There is also a large corner shower.
The shower cubicle has a step/edge of 14cm high with double opening doors.
The bath edge is 47cm high
The basin is built in and surface height is 86cm high.
The toilet has with available free space of 71cm to the right and 71cm to the left. The toilet is 46cm high.
External light switch situated in the bedroom at a height of cm

The Balcony room also has a king size bed with narrow access from both sides, small ensuite with shower, Door width 78cm, inward opening. Large private south facing balcony, surfaced with astro turf and double opening French doors.
The shower cubicle has a step/edge of 14cm high with double fold back glass doors.
The basin is built in and surface height is 86cm high.
The toilet has with available free space of 71cm to the right and 71cm to the left. The toilet is 46cm high
Internal pull cord light switch situated in the ensuite at a height of cm. Second light switch above vanity mirror at a height of cm

Grounds and Gardens

The front and back gardens are laid out to lawn with beds, pathways are ?.
All paths, patio and lawns are on one level.

Additional Information

All rooms have a mini fridge, hot beverage making facilities. Hair dryers, trouser press situated in the Blue room. Additional trouser press on landing.
